Conditions:

1) Study the entrance from court street and how it affects parking and potential green space. Reducing the number of parking spaces will increase the opportunity for enhanced activity for residents.

2) Study color palette with more vibrancy

3) Storefront windows should aligh door head heights

4) Study parapet - can wider coping be used for more pronounced element

5) Study dumpster enclosure and how court street will interface

Structure must be reviewed before demolition. 

Raise brick coursing on Superior and north sides; develop/celebrate the entry - make entry canopy bigger; venting system color needs to match the color of the siding; horizontal banding will be a darker color. 

Final Approval with Conditions: return to staff and DRAC to address Committee's conditions including: Install a few more windows on all four floors on side elevations; use a true charcoal-color brick; strongly recommend a smooth finish on vinyl siding.
